Three main factors why your home isn’t selling and what to do about it.

One of the questions that I often get from either prospective sellers or people who we are working with already is: Why isn’t my home selling? Or why wouldn’t my home sell? The answer to that lies in understanding the impact of three key home factors: condition, location, and price. Let’s explore the different ways that these three can affect your home sale.

1. Condition. This is something that a homeowner can directly influence. It includes the curb appeal, landscaping, paint condition, and roof condition, among others. Aside from the exterior, the inside of the home matters as well. Consider simple renovations, general cleanliness, and keeping things modern.

2. Location. Where your house is located is fixed, so we must work with its strengths and address any challenges it presents. Understanding your neighborhood while also keeping track of market trends is important for positioning your home effectively.

“Adapting your pricing and approach is necessary to remain competitive given recent challenges in the market.”

3. Price. Your home price will depend on market conditions. We will come to you with a recommendation based on our interpretation of the market and what we feel the market sees as the appropriate price for your home. Then, we will come up with a price that you are comfortable with while ensuring it’s competitive in the market.

If your home has been listed before, it’s important to assess the issues visible in photos or from previous visits. Pricing is also a big factor, especially in a changing market. Adapting your pricing and approach is necessary to remain competitive, given recent challenges in the market.
