Here’s how you can win as a buyer in today’s housing market.
If you’re looking to purchase a home, how can you write a compelling offer for your seller? There’s a lot that goes into a winning offer, so today I’ll cover what you need to know to entice your seller and move into your dream home.
One of the first things you should do as a buyer is get pre-qualified. This will give your seller confidence that the transaction will go smoothly. Once you tackle that, I also recommend you save up as much money as possible before writing offers. You may think this is obvious, but you’ll need more money than just the funds for your down payment. Agreeing to pay for little things can be a strong negotiation tactic, so make sure you have the money to keep that option on the table.
“Offering a good price upfront is important.”
Next, we run comparable sales in your area to come to a fair price to offer your seller. You may have heard that prices are dropping, but that isn’t always the case. You might be able to get away with offering under asking price, but we won’t know for sure until we run our comps. Offering a good price upfront is important because it allows us to negotiate from a stronger position. If the seller likes your price and doesn’t want their home to sit on the market, you can probably get concessions on other items.
Another big part of the process is the conversation between the listing agent and the buyer’s agent and developing rapport. The better rapport and the better relationship we have, the higher the chances are that we’re able to put a deal together that works well for both parties.
