Five home showing tips to make your home more attractive to buyers.
As a home seller, presenting your home in the best light is important to attract potential buyers, leading to a home sale. There are a few simple things that you can do when preparing your home for buyer showings.
1. Vacate your home. This can be tough for some people, but I suggest you vacate your home during the showing. Buyers feel more comfortable if they can enter and talk amongst themselves, whether it’s a couple of people talking with their agent. It gives buyers a better experience if they feel at ease in the home without feeling pressured by someone’s presence, whether on the porch, in the garage, or elsewhere.
2. Improve curb appeal. Keep your landscaping current and fresh. The lawn should be mowed, flowers and bushes trimmed, and everything should look bright and cheery.
3. Do some staging. Inside the home, keep your things tidy, minimizing personal effects, but not to the point that it looks like you’ve already moved out. It would be good for potential buyers to see that it’s a home you love and are comfortable in. Keep your things open and spacious enough for people to picture their furniture in your house. They should be able to look at walls and imagine where their art might go.
4. Avoid overwhelming scents. The scent of baked cookies or using air fresheners can sometimes be overwhelming. Air fresheners can be too much, so be careful with that. However, baking cookies is a nice touch, and in my 25 years of experience, I haven’t seen them make or break a deal.
5. More lighting. Present your home in a wonderful, comfortable manner. Turn on all the lights so people aren’t hunting for switches or figuring out which switches work for which lights. Make it inviting, comfortable, and welcoming.
